Signs Your Concrete Needs Repair
Small problems are cheaper to fix than big ones. If you see any of these, have the slab looked at before the next heavy rain or dry spell makes it worse.
Cracks That Keep Growing
Hairline cracks are common and often cosmetic. Cracks that get wider, run across the slab, or have one side higher than the other point to soil movement below.
Heaving or Lifted Panels
A panel that tilts up at a joint was usually pushed by swelling clay or a growing tree root. It will not settle back on its own.
Sinking or Settled Slabs
A driveway apron or patio that has dropped below the garage floor or the next panel often has a void or washed-out base underneath.
Spalling and Flaking
When the top layer chips or peels away, it exposes the stone below. Spalling often starts from a weak surface finish or water sitting on the slab.
Trip Hazards
Even a small lip between panels can catch a toe. On commercial walkways, ADA standards call for changes in level over 1/4 inch to be beveled, and over 1/2 inch to be ramped.
Water Pooling on or Near the Slab
Puddles that sit for hours mean the slab has lost its slope. Water that runs toward your house instead of away from it is a problem to fix soon.

Expansive Clay Soil
Much of the Houston area sits on expansive clay. It swells when it soaks up rain and shrinks when it dries out in summer. That constant movement bends the slab from below until it cracks. Houston rarely has hard freezes, so here the soil, not frost, is the main reason concrete breaks.

Poor Drainage
Water from downspouts, sprinklers, and heavy storms can soak the soil along one edge of a slab or wash out the base under it. That side swells or sinks while the rest stays put. A repair will not last if water keeps going to the same spot, so we look at drainage on every job.

Tree Roots
Roots can lift sidewalk and driveway panels as they grow. Large trees also pull a lot of water out of clay soil, which makes the ground shrink and the slab settle near the tree. If roots are the cause, we talk through your options before we pour. We also suggest asking an arborist before any large root is cut.

A Weak Base From the Start
Many failed slabs were poured too thin, with little or no steel, on soil that was never compacted. Add heavy trucks or trailers and they crack early. When we replace a section, we fix the base first, compact it, and add rebar before the pour.
Types of Concrete Repair We Offer

Concrete Crack Repair
For cracks in a slab that is still level and solid. We clean out the crack and fill it with a product suited to it, like a flexible sealant for cracks that open and close with the seasons. It keeps water and weeds out. The line will still show, so it is a fix, not a makeover.

Section and Panel Replacement
When a panel is broken through, sunken, or lifted, we saw-cut it out at the joints, fix the base, add rebar, and pour a new section. This is the most lasting repair for badly damaged areas, and it costs far less than replacing the whole slab.

Trip Hazard Removal
For a small lip between two sidewalk or patio panels, grinding the high edge down is often enough. It is quick and leaves the rest of the walk in place. If one panel has lifted too far to grind, we replace it instead.

Settled Slab Repair
This concrete slab repair brings a sunken driveway apron, patio, or walkway section back level with the slab around it. We remove the settled piece, fill and compact the void under it, fix any drainage that washed it out, and re-pour it level with the concrete next to it.

Concrete Resurfacing
For a slab that is solid and level but worn, stained, or flaking on top. A new surface layer gives it a clean look. Resurfacing is cosmetic. It will not fix a slab that is still moving, so we only suggest it when the concrete below is sound.

Commercial Concrete Repair
For parking lots, drive lanes, entrances, and walkways at businesses, HOAs, and multi-family sites. We can often replace only the failed panels and build the schedule around your business hours. Areas with heavy truck traffic get a thicker section.
Should You Repair or Replace Your Concrete?
It depends on how much of the slab is damaged and whether the ground under it is still moving. We will tell you when a repair is enough, and when patching would waste your money.
When Concrete Repair Makes Sense
Repair is usually the right call when the damage is in one or two spots and the rest of the slab is level and solid. Think a few narrow cracks, one sunken apron, a lifted sidewalk panel, or a worn top layer. Fixing only what failed can save you a lot compared with a full tear-out.
When Replacement Is the Better Deal
Replacement makes more sense when cracks run through most of the panels, several sections have moved, or old patches keep failing. It also makes sense when the slab needs a new slope to fix drainage, or it is near the end of its life. If a repair would cost close to what new concrete costs, we will say so. Will the repaired section match my old concrete?
Not exactly at first. New concrete is usually lighter than concrete that has weathered for years, and the color evens out somewhat with time. We match the finish, like a broom finish or exposed aggregate, as closely as we can. If an exact match matters to you, replacing a full panel from joint to joint looks cleaner than a small patch.
Who is responsible for sidewalk repair in Houston?
Under Chapter 40 of the Houston city code, the owner of the property next to a sidewalk is generally responsible for repairing it. Sidewalk work in the City of Houston right-of-way can need a permit through Houston Public Works. We pull permits when a job needs one.
