The Soil Named After Katy
The USDA names a soil series after Katy, and its sample site sits near Fulshear, just off FM 1463. The top layer is fine sandy loam. About 18 to 30 inches down, it turns to a tighter clay loam that water moves through slowly. In wet spells, water can sit on that layer just a few inches below the surface. Local history also says the thick clay made early settlers slow to come. So we strip soft topsoil, compact the base, and add steel rebar. If we find heavier clay on your lot, we plan for it before we pour.

Flat Ground and a Flood History
Rain drains off the Katy Prairie slowly. In big storms, Cypress Creek can overflow and send water south toward Addicks Reservoir. The Army Corps of Engineers built Addicks and Barker reservoirs in the 1940s. During Hurricane Harvey in 2017, water held behind them flooded homes upstream in Cinco Ranch Equestrian Village, Canyon Gate, and Mayde Creek Farms. The ground is also sinking. One Katy monitoring station recorded more than a foot of subsidence from 2007 to 2025. Over time, that can flatten the grade on a lot. We set every slab to drain away from your home.

Permits: City, County, or HOA
Inside city limits, the City of Katy requires permits for driveways, sidewalks, and patios. Outside them, the county takes over. Harris County requires a permit for any driveway built in the right-of-way between your lot and the street. Unincorporated Fort Bend County requires one for a new slab of 400 square feet or more, or a driveway that ties into a county road. In a mapped flood zone, both counties need a permit for paving. Parts of Cross Creek Ranch fall inside Fulshear city limits. Cinco Ranch adds HOA design review. We check it all and pull the permits.

Katy homes went up in waves. Nottingham Country and Memorial Parkway were built in the 1970s and 1980s. Census data says the typical home in Cinco Ranch was built around 1997, and in the City of Katy around 2003. The city itself grew from about 8,000 people in 1990 to nearly 22,000 in 2020. So we see two kinds of work here. Older subdivisions need worn driveways and walks replaced. Newer homes need patios, extensions, and slabs for additions. Either way, we plan the joint where new concrete meets old.

Yes, inside city limits. The City of Katy requires permits for driveways, sidewalks, and patios, along with most other building work. Permits go through the city's Permit and Building Services division, which takes applications online. Many homes with a Katy address are outside the city, though. In that case, Harris, Fort Bend, or Waller County rules apply instead, and your HOA may have its own review. We check your address at the estimate and pull the permit when your job needs one.
My address says Katy, but I live in Cinco Ranch. Whose rules apply?
Cinco Ranch is outside any city limits, and most of it is in Fort Bend County. There, the county requires a permit for a new slab of 400 square feet or more, for a driveway that connects to a county road, and for work in a mapped flood zone. Part of Cinco Ranch is in Harris County, where any driveway built in the right-of-way between your lot and the street needs a county permit. Cinco Ranch also has property associations that set and enforce design rules, so plan on HOA approval for most visible work. We sort this out before we quote.
Why does concrete crack on Katy-area soil?
Much of the Katy area sits on loamy prairie soil with a tighter clay loam layer below it. Water moves through that layer slowly, so the ground can stay soft after heavy rain and then dry out in summer heat. When the base under a slab is wet or weak, the concrete can settle and crack. We compact the base, reinforce with steel rebar, and slope every slab to drain. For homes that have already moved, we offer foundation repair, including leveling and pier work. We also pour new slab and pier-and-beam foundations for new homes and additions.
Does living near the Addicks or Barker reservoirs change my project?
It can. Some neighborhoods near Katy sit inside or next to the reservoirs' flood pools, and homes there flooded during Hurricane Harvey in 2017. If your lot is in a mapped flood zone, both Harris County and Fort Bend County require a permit for paving and grading. In Harris County, that can mean drawings from an engineer. We also look at where new concrete will send water, so a patio or driveway does not push runoff toward your house or your neighbor's. Give us your address and we will check the flood map first.
