    Sandy Soil Over Clay, Under Big Trees

    The Township describes local upland soils as deep, light-colored, acid sands and loams over loamy and clayey subsoils. That soil supports the loblolly pines and hardwoods on most lots. The clay layer below slows drainage, so water can linger where it soaks in. Roots also spread close to the surface near slabs. We compact a firm base, move water off the slab, and set forms so the largest roots can stay.

    Natural Drainage and Spring Creek

    All water in The Woodlands drains to Spring Creek. The Township has said its drainage system is built to expect some street flooding in major storms, and April and May 2016 brought severe street flooding. The MUDs, the counties, and the San Jacinto River Authority run the drainage. Your part is the lot. New paving can't block or redirect water onto a neighbor, so we slope slabs toward the street where we can.

    Village Design Review Before We Pour

    Paving on a lot with a home needs prior written approval from your village's Residential Design Review Committee (RDRC). There are nine RDRCs, and residents elect the people who serve on them. Applications go through the Township's Civic Access Portal. A complete one is acted on within 45 days, or it is automatically disapproved. Work can start once written approval arrives, and most projects must be done within 120 days of approval. County development and floodplain rules still apply, and we check what your address needs.

    Homes From 1974 to Today

    Grogan's Mill is the first village, and The Woodlands opened in 1974, so some homes there date back to the 1970s. The trees kept around those homes have grown for decades, and so have their roots. Creekside Park opened in 2007 and is the only village in Harris County, so its concrete is much newer. Older driveways tend to need replacement and root repair. Newer lots tend to want patios, borders, and extensions.

What Affects Concrete Cost in The Woodlands?

We don't publish set prices, because two driveways on the same street can need very different work. In The Woodlands, the biggest swings come from trees, design rules, and site access. Tear-out, slab thickness, rebar, and finish matter too. Our quote form lets you pick a budget range, from under $5,000 up to $40,000 and more.   • Working Around Protected Trees

    Tree protection fencing, hand digging near roots, and careful forming take time. If a tree has to come out, it needs approval first and may need a replacement tree. Some cases also call for an arborist's letter. We price that in up front.

    Driveway width limits, the planter bed required where short driveways taper, and each lot's hard-surface cap all set how much concrete you can pour. A stamped or stained border adds cost, but it adds style within the rules.

Here is how a job moves from the first visit to the final walkthrough, with Township approval built into the schedule.

  • Free On-Site Estimate

    We measure, note every tree six inches or more across near the work, check the width rules for your garage, and see where water leaves the lot. Then you get a written quote.

  • Demo & Removal

    Work starts after written approval. We put up silt fence and tree protection fencing when the job calls for it, then break out and haul off the old concrete.

  • Grading & Forming

    We compact the base, set forms to the approved size, and slope the slab toward the street where possible, so runoff doesn't end up on a neighbor's lot.

  • Reinforce With Rebar

    Driveways get steel rebar on 18-inch centers in a 5 to 6 inch slab. Near large trees, we place joints and edges so the slab isn't forced tight against a growing root.

  • Pour & Finish

    We pour 4,000 PSI concrete on driveways. Then we finish it with a broom texture, or with a stamped or stained border if your approved plans include one.

  • Cure, Seal & Walkthrough

    The slab cures, we seal it when the finish calls for it, and we walk the job with you. Most projects must be finished within 120 days of approval, so we plan around that window.

Do I need approval to replace my driveway in The Woodlands?

Yes, in almost every case. The Woodlands Residential Development Standards say paving on a lot with a home needs prior written approval from your village Residential Design Review Committee or its staff. Applications go through the Township's Civic Access Portal, and you or your contractor can submit one. A complete application is acted on within 45 days. If it is not, it is automatically disapproved, so it pays to send a complete one early. Work can begin once you have written approval. We walk you through the size, layout, and materials the application asks for.

Can you pour concrete near the big pines and oaks on my lot?

Usually, yes, with care. A living tree six inches or more across, measured two feet above the ground, can't be removed without written approval. Damaging its root system counts as removal. During demolition and major remodeling, tree protection fencing must cover at least 75 percent of the drip line. We plan forms and grades so large roots can stay. If a tree truly has to go, being within two feet of an existing driveway is one of the conditions the committee may consider. Our written warranty does not cover damage from tree roots, so we plan for them from the first visit.

Is The Woodlands a city, and who handles permits there?

No. The Woodlands is a special-purpose district run by The Woodlands Township, not a city, so there is no city building department. The Township's Covenant Administration staff and the village committees handle design approvals. Most of the community sits in unincorporated Montgomery County, where the county requires a development permit for proposed development and reviews floodplain work. Creekside Park is in Harris County, so Harris County rules apply there. We check what your address needs before we start, and we pull permits when a job needs one.

Why do slabs and foundations crack in The Woodlands?

Soil, water, and trees are the usual causes. The Township describes local soils as acid sands and loams over loamy and clayey subsoils. That clay layer slows drainage, so water can sit near a slab after heavy rain. Large roots close to a house or driveway can also lift the edge of a slab. We repair slab and pier-and-beam foundations, and we pour new slabs for homes and additions. New homes in the developed villages need a tree survey and a drainage plan sealed by a licensed engineer, and we build to that plan.

Can I widen my driveway or add a parking pad in The Woodlands?

Often, but only within the rules and only after approval. The Standards cap a two-car driveway at 18 feet wide for the first 18 feet from the garage. With decorative borders, the total can reach 21 feet for a two-car garage and 23 feet for a three-car garage. Driveway extensions and other new paved areas must be applied for and approved before they go in, and every lot has a hard-surface limit. Driveway widening requests do show up on RDRC agendas.
