    Spring Creek near Spring set its flood record on October 18, 1994, and Harvey came within inches of it. Along Cypress Creek, Inverness Forest and Northwood Pines were evacuated during Harvey. Since 2018, new buildings in the 100-year floodplain of unincorporated Harris County must sit 2 feet above the 500-year flood level. Montgomery County requires structures in or within 100 feet of the flood hazard area to be 2 feet above the base flood elevation. We check your flood zone before we plan a foundation.

Do I need a permit for a new driveway in Spring, TX?

It depends on which county you are in and where the driveway goes. In unincorporated Harris County, a driveway built in the county right-of-way, such as across the ditch in front of your house, needs a permit from the Office of the County Engineer. If your lot is in the floodplain, paving and fill also need a floodplain permit. Why do foundations in Spring move if the soil is not heavy clay?

Much of Spring sits on loamy soils from the Lissie Formation. They are sandier than the Beaumont clay found farther south in Harris County, but they still hold a lot of water. USDA soil data shows a seasonal water table close to the surface in winter and spring on common Spring soils like Splendora and Clodine. When that soil goes from soaked to dry, a slab can settle unevenly. Signs include doors that stick, cracks in brick, and gaps at the slab edge. We handle foundation repair, and we pour new slab and pier-and-beam foundations too.

Can you help with HOA approval in Gleannloch Farms or other Spring communities?

Yes. Gleannloch Farms requires architectural review for exterior changes, and many other Spring communities have their own associations. Imperial Oaks, for example, has a property owners association.
